Payment Terms/Cancelation Policy

Reservation Fee: A reservation fee of 25% is due at the time of making the reservation. Should the renter need to cancel the reservation, they will receive 50% back if the owner or property manager are notified in writing of the cancelation more than 90 days in advance. If less than 90 days, the entire reservation feel will be forfeited.
Final Payment: Final payment must be made by personal check or electronic check. Final payment is due 60 days in advance of your arrival date. Final payment not received by that time could (at the option of the condo owner or property manager) result in the reservation being canceled, with the initial deposit, and any additional partial payments being forfeited.

Check In: The check in process begins at 4:00 pm, and will normally take place at that time. Early check in is not possible. However it is possible, due to circumstances beyond our control, that this check in time could be delayed by up to 2 hours or more. We will contact you prior to the normal check in time if there is any issues with your 4:00pm check in. Rate adjustments cannot be made for later check in, or early departures.

Check Out: Check-out will be promptly by 10a.m. No late check outs are permitted as the condo must be readied for the next check in, on the same day. Renter agrees to a $500 extra fee if check-out is not in place by 10:00am.

Cleaning Fee: The cost for cleaning the condo after departure is $200, for a normal and customary cleaning. Should the condo be left in disrepair, excessively dirty, blemished, sand accumulation in carpet or bathrooms, resulting in extraordinary efforts to clean and refurbish the condo, we will charge up to $400 for the cleaning.

Trip Protection Insurance/Damages: Trip protection insurance is readily available for renters, and we encourage renters to investigate and secure insurance. Any destruction, damages, breakage; to walls, furniture, flooring, beds, will be the direct responsibility of the owner to rectify.

Maximum Occupants: The maximum occupants of the condo are 6 individuals, including children and infants. Violation of this mandate, can result in the loss of all payments and deposits made, and guests will be asked to vacate the property immediately. Further, we expect, unless otherwise permitted with 60 days notice prior to arrival, that the individual making the reservation will be at the condo during the allotted reservation days. Any substitutions must be approved at least 60 days in advance.

Condo Association Rules/Guidelines: All rules and regulations of the Pointe Santo condo association must be adhered to at all times. Guests will be asked to vacate the property is violations occur. We believe rules and regulations are normal and customary for the welfare of all owners and rental guests. You can inquire if you would want more information or ask a representative for full disclosure of all policies for owners and guests.

Re-booking The Condo/Unit: You will have 72 hours after you arrival to re-book B46 for next year, for the same corresponding week (unless the unit was deemed not available prior to your arrival. Overwhelmingly the condo is only booked 52 weeks in advance.
